Skylights and rooflights in Ibstock
Brick, tile and boot-making country: Ibstock's roofs come from many decades of building, and we survey each one before a rooflight is planned.

From the rectory to the extension
The Georgian rectory, with its porch on four Tuscan columns, shows how old the village centre is. Roofs near it deserve a gentle approach: a slim, low-profile rooflight, and a check on the listing before we measure.
Ibstock grew around coal, bricks, tiles and footwear, and a village shaped by work like that has many ordinary family houses with untouched lofts. A roof window in the slope gives that dead space a window to the sky.
A single-storey extension is easy to find in any village, and the room inside is often the dimmest in the house. A flat rooflight puts a pool of light on the floor, and a kerb keeps rain moving away.
Where each rooflight earns its place here
-
Conservation rooflights
For roofs close to the church and rectory end, where the frame should be thin and the glass sit as low as the slope allows.
-
Roof windows
For loft rooms in family houses, positioned once we have traced the rafters and any heavy beam crossing them.
-
Flat roof rooflights
For extensions under flat roofs, glazed from above so that the middle of the room is lit and not only the garden wall.
-
Electric and opening
For kitchens and stairwells where warm air collects, opened at the touch of a switch or a remote.

THE FOX BROADSHEET · IBSTOCK
The district council, the rectory end and the register
For anything that touches planning, Ibstock answers to North West Leicestershire District Council. The ground rules for a house are national. A house can take a roof window or rooflight without a planning application when three tests are met. Class C of the 2015 order sets the tests. The glass may sit 150mm proud of the slope at most. It must stay beneath the ridge. And facing the side boundary it has to be frosted and shut, unless the opener is mounted over 1.7m above the floor.
The planning register lists an Ibstock conservation area, designated on 30 June 1992 and lying across the village centre. It holds nine listed buildings: one rated Grade II* and eight at Grade II. Whether your own house is among them is a matter of looking up its address, not guessing from its age. If the house is listed, a rooflight needs listed building consent, whatever its size or slope.
A reader asks
Do we need permission for a skylight if the house sits inside Ibstock's conservation area?
Quite possibly not. An unlisted house keeps its Class C right inside a conservation area, apart from streets the council has placed under an Article 4 direction, which it can confirm for you. We ask before we quote. For the full legal picture, read our planning and Building Regulations guide.
That brings us to the usual worry in a village with so much history: whether a modern unit will look wrong on an old building. The answer lies in the details. Which slope the glass faces, how far it stands out, how wide the frame is and what colour the flashing takes all matter more than the product label. Rear slopes are the easy ones, being out of public view, and front slopes call for more care, a slimmer frame and sometimes a conversation with the council first. A fixed written price follows the free visit.
Flats and maisonettes sit outside all of that. Householder rights do not reach them, so a planning application comes first. Better to know that before a roof is priced than after, and well before anyone books a date.
Building Regulations run on a separate track. A roof opening falls under them even when planning is waived. We file the notification for notifiable work, sending it to the council's building control team or a private registered approver as you prefer. The energy figures sit in Part L: a new rooflight has to achieve 2.2 W/m²K; for the roof-window route the number is 1.4 W/m²K, or rating band B as the alternative.
Bricks, tiles and boots under the roofline
Ibstock is a former coal mining village on the A447 between Coalville and Hinckley, and its working life did not stop when the pits did. Manufacturing plants here have made tiles, bricks, boots and shoes, and light engineering products, some of them in the past and some still. That is a useful thing to know about a roofing job, because a village with that history knows what a good roof is made from, and the people who live here tend to ask sharp questions about what we are putting into it.
The same history is visible in the way houses are used. In 1801 the village was mostly a farming parish, and the growth since then has come in waves. A modest house from one wave looks very much like a modest house from the next when you stand in the road, but inside, the roofs differ. Some have timbers cut by hand and some have the factory-made trusses that arrived later. A rooflight cut into a truss needs its own structural thinking, and we find out which kind you have on the survey day.
The but
A factory-made trussed roof has no spare rafters to cut. Every timber is part of a triangulated frame.
The way in
We keep the opening within the gap between trusses and frame it with trimmers fixed to the neighbours either side. If the gap is narrow, a smaller unit or a sun tunnel fits it better.
A roof window is the right unit for a loft that is going to be lived in. It tilts or pivots, you can reach it, and it lets air in as well as light. Where the roof has little pitch, or a stairwell sits under a solid ceiling, an electric opening rooflight can be fitted high up and operated from below, so heat leaves the house without a ladder.
Reading the roof from the street
None of this depends on guesswork. We lay a ladder against the eaves, check the covering, look in from inside, and measure the gaps between timbers before drawing anything. The measured drawing is what you see, and the quote follows from it. A skylight (the homeowner's word) and a rooflight (the trade word) are the same product, and the paper we hand over uses both so that nothing is lost between the kitchen table and the workshop.
Ibstock's rectory is described as Georgian, with a porch carried on four Tuscan columns. It is a reminder that the older buildings here were built as statements, and that their roofs are part of the street scene. Near buildings like that, the look from the pavement matters as much as the light indoors. A conservation rooflight has a slim frame, a low profile and often a single central bar, and that proportion belongs on an older slope.
The parish once included the chapelries of Donington le Heath and Hugglescote, which were later separated into their own ecclesiastical parish as the population grew in the 19th century. If you are in the area between these, you may find a roof pattern that does not match the house next door. Neighbours often built in different years, and the survey adapts to each.
Extensions, water and the line of the A447
The commonest request on a house like this is for more daylight in a room that was added later. A flat-roofed kitchen extension at the back, a utility, or a garage turned into a living room can all be dim at the middle, and the cure is to light them from above. A flat roof rooflight does that. The glass sits on an upstand, a raised kerb around the hole, so that rain runs away from the frame, and the fall of the roof behind it carries water to the gutter.
Light is also a question of direction. A rooflight facing south delivers strong sun and heat in summer, one facing north gives a steady, even light, and east or west ones catch the morning or the evening. On a flat roof the unit is level, so the choice moves to the glass itself: clear, tinted or with a solar control coating. We talk through which room you use at which time of day, and let that decide.
A flat roof has a minimum pitch for good reason, which is that standing water finds the weakest spot. We look at where the roof drains, how old the covering is and how the kerb ties into it before choosing a size. If a roof is nearing the end of its life, the sensible moment to put a rooflight in is when the covering is renewed, so the two are done together and the junction is sealed once.
Ibstock has water close by, as well as a good deal of green: Horseshoe Lake is recorded within roughly a kilometre and a half, and Kelham Bridge Nature Reserve is under two kilometres off. A house with that outlook benefits from a rooflight that frames the sky and treetops, and in a bedroom, a blind or solar control glass keeps a summer morning from waking the household too early. Both are options we discuss before ordering.
A reader asks
How close can a rooflight go to a party wall between two houses?
The honest answer comes from the roof. We note where the wall runs through the loft, where the timbers rest on it and whether the roofs next door are at the same level. The opening is placed to keep clear of all that, and where the neighbour's side is touched, a sensible conversation with them beforehand is easier than one after the dust has settled.
Think also about the room underneath. A rooflight over a stairwell lights the landing and every door off it. Over a kitchen it lights the worktops. Over a bedroom it lights the ceiling, which may not be what you want at six in the morning in June. Choosing the position is mostly choosing which part of the day the room is used for, and we sketch the options on the survey so you can see where the beam of light will fall.
The old Heather and Ibstock station is recorded about 1.2 kilometres away, and it is now closed. The village has the A447 for travel, and and traffic noise can matter for houses beside it. Acoustic performance varies between glazing makeups, and we raise it if your house sits close to the road. We offer a free survey followed by a fixed written quote, so the cost of any choice is settled before work is booked. Ask for the survey or drop a line on WhatsApp with your address.
